Whose account hosts my listing on Airbnb / Vrbo / Booking.com?
Your listing always stays on your own Airbnb, Vrbo, or Booking.com account — never under Pensacola Host Partners'. You remain the operator and account holder: you keep your license, your accounts, and your booking revenue. We act as an independent service provider.
We manage your property through a channel-management system (OwnerRez). You connect your own account to it once by signing in and approving the connection. From then on we pull your bookings, rates, availability, and reviews through that system and handle the day-to-day management. If you ever end the service, your accounts simply return to you — we revoke our access on termination.
What do I need to provide so you can manage my listing?
To manage your listing across the booking sites, you'll provide us with:
- Account access to your booking platforms (Airbnb / Vrbo / Booking.com). You grant this through the channel manager by signing in and approving the connection — you stay in control and can revoke it at any time.
- Your property details (beds, baths, max guests, amenities, photos) so we can build and optimize your listings.
- Your cleaner and handyman / maintenance contacts — we coordinate with them, they do the on-site work.
- Pricing guardrails — a rate ceiling you approve and a floor never below your cleaning cost, so our automated pricing stays safe.
- Licensing details — your DBPR vacation-rental license, bed-tax account, and business tax receipt, as required by law.
You keep your license, your accounts, and your booking revenue. We handle the online operation and invoice a separate service fee.
How do you get access to my listing if it's on my account?
Through the channel-management platform, you are in control. To connect, you sign in to your own Airbnb / Vrbo / Booking.com account (or share your Booking.com legal entity) and approve the connection — the same way you'd approve any authorized app.
We never hold a permanent copy of your password. The connection token is held by the channel platform, and you can revoke it at any time. We read the data (bookings, rates, availability, reviews) through that platform's API — we do not work directly against your booking-site accounts.
